Thinking of letting your Queenstown home? What Airbnb management covers, what it costs, and how to choose the right local manager.

Last updated: October 2026.

Queenstown is one of the strongest short-term rental markets in New Zealand, but a well-run listing and an average one can earn very different amounts. Whether you’re letting a holiday home for the first time or thinking about changing managers, this guide covers the rules, what good management looks like, what it costs, and how to choose the right local team. In short: choose a manager with a local team on the ground, a proven Queenstown track record, one clear all-in fee and flexible terms.

What are the rules for Airbnb in Queenstown?

Rules vary across the district. Many homes can be let for up to 90 nights a year once registered with council, some areas allow fewer, and letting for more nights usually needs resource consent.

A few things to check before you take bookings:

  • Council rules: confirm what applies to your address and register or apply for consent if needed.
  • Insurance: make sure your policy covers short-term letting. Standard home cover often doesn’t.
  • Body corporate: if you’re in an apartment or shared title, check the rules allow holiday letting.
  • Tax and GST: talk to your accountant about income tax, GST and how the online marketplace GST rules apply to you.

A good manager will help you work out what applies to your home before you sign.

Why does Queenstown work so well for short-term rentals?

Queenstown has two peak seasons, not one. Winter brings ski groups heading to Coronet Peak, The Remarkables and Cardrona. Summer brings lake, hiking, wine and wedding travellers. Spring and autumn fill with events, conferences and visitors who want quieter, better-value stays. Events like the Arrowtown Autumn Festival in April, the Queenstown Marathon in November and winter events through the ski season push demand up again.

That year-round demand is the opportunity. The catch is that prices need to move with it. A home priced the same in a July school holiday week as in a quiet May midweek is leaving money on the table in one and sitting empty in the other.

Here’s how big those swings are. A typical two-bedroom holiday home in Queenstown was booked about 84% of nights in the year to September 2026. February was the busiest month at 94%, and May and June the quietest at around 66%. Prices swing just as much: the typical nightly rate for a two-bedroom home in the year ahead runs from about $450 in October to almost $690 in December. A well-run listing can beat that. Our Panorama two-bedroom apartments were booked 88% of nights over the last 12 months, against the 84% local average, and their average nightly rate rose about 10% on the year before. Do you need an Airbnb manager?

Some owners run their own listing and do it well. It suits you if you live locally, have time to answer messages quickly, can arrange cleans around every stay and can deal with a problem at 10pm in winter.

A manager makes sense if:

  • you live outside Queenstown or overseas
  • you want the income without the day-to-day work
  • you want your home priced and marketed properly across the year
  • you want someone local on hand when something goes wrong

For most holiday home owners, the question isn’t whether they could do it themselves. It’s whether their time is better spent elsewhere.

What does full-service Airbnb management cover?

Full-service management should mean you don’t have to do anything day to day. Expect your manager to handle:

  • Pricing: rates that move every day with demand, season and events.
  • Listings and photography: listings written to convert, and arranging professional photos. Photography is usually a one-off cost before launch, so ask whether it’s charged at cost or with a markup.
  • Guest communication: fast replies, check-in details and help during the stay.
  • Cleaning and linen: hotel-standard presentation after every stay.
  • Maintenance: arranging tradespeople and keeping you informed.
  • Owner reporting: clear statements showing bookings, income and costs.

If a quote charges extra for pricing, guest communication or reporting, it isn’t really full service.

How much does Airbnb management cost in Queenstown?

Queenstown management fees vary more than they first appear. Some managers quote “up to” a percentage, and others add fees for onboarding, marketing or pricing tools. Element Escapes charges 20% + GST, and that covers pricing, marketing, guest communication and owner reporting. There are no setup fees, no marketing fees, no markup on maintenance and no exit fees. Cleaning is charged per stay, and every cost is set out in the Fee Schedule you get with your appraisal.

Ask what the percentage is calculated on, for example before or after booking platform commissions. Your property’s own running costs, such as utilities, Wi-Fi, insurance, rates and body corporate levies, are paid by the owner, whichever manager you choose.

When you compare quotes, ask what else could appear on your statement in a normal year, and whether the quote includes GST. The manager that leaves you with the most at the end of the year is the right one, not the one with the lowest rate.

What to compare when you get a quote

What to check What to ask Element Escapes
Management fee What percentage, and is GST included? 20% + GST
Setup or onboarding Is there a fee to get started? None
Monthly admin fees Is there a monthly or admin fee, even when the home is empty? None
Dynamic pricing Is the pricing tool charged separately? Included
Marketing Are there monthly marketing or listing fees? None
Bin fees Are bins or rubbish charged separately? None
Photography Charged at cost or with a markup? At cost
Maintenance Is there a markup or coordination fee? At cost, no markup. Your OK needed for work over $500 + GST
Cleaning and linen How is it charged? Per stay, set out in the Fee Schedule
Owner stays Is there commission on your own stays? None
Contract term What’s the minimum term, notice and exit fee? 3-month minimum, then 30 days’ notice, no exit fees

Headline rate vs what you keep: a worked example

The lowest fee doesn’t always leave you with the most money. Here’s how two quotes can play out over a year for the same home.

Illustrative figures only, not Element Escapes or owner data. GST excluded.

Manager A Manager B
Management fee 18% 20%
Revenue earned for your home $80,000 $80,000
Management fee paid $14,400 $16,000
Extras (setup, admin, marketing, bin fees, maintenance markup, owner-stay commission) $3,010 $0
Total paid $17,410 $16,000
Real fee once extras are added 21.8% 20%
Left after management costs* $62,590 $64,000
*Before cleaning, linen and your property’s own running costs, such as utilities, insurance and rates, which you’d pay with either manager.

On the same revenue, Manager A’s 18% is really 21.8% once the extras are added. Manager B’s all-in 20% leaves you $1,410 better off, even though it looks more expensive on paper.

This assumes both managers earn the same for your home. A manager with sharper pricing can earn you more, which widens the gap even further. That’s why it pays to ask how a manager sets prices, not just what they charge.

How do you choose the right Airbnb manager?

You’re trusting someone with a valuable asset and your reviews. Look for:

  • Local presence: a team that can get to your property, not a remote call centre.
  • Track record: how long they’ve managed in Queenstown, and their average guest rating across all their homes.
  • Pricing approach: ask how rates are set and how often they’re reviewed.
  • Transparency: ask to see a sample owner statement.
  • Flexibility: check the contract term, notice period and whether there are exit fees.
  • References: owner reviews show how a manager treats the people paying the fee.
